Boiler Installation In The North East
Boiler Replacement Sunderland
When it comes time to replace your boiler, we are here to help. We will start by carrying out a site survey to fully assess the scope of work required, which will allow us to discuss the various options available.
There is no ‘one-size-fits-all’ when it comes to boilers, and the selection must be made while considering the homeowner’s demands and the property type and size.
Boiler conversions
Whether you have an old heat only, or back boiler unit and are considering a replacement for a combi or system boiler, we have the skills and expertise necessary to ensure that your new gas boiler is installed to the highest standard, with minimal disturbance to you and your family.
We are also able to offer conversions. If you want to remove the hot water cylinder (subject to survey), we can convert your system to a combi boiler, freeing up valuable airing cupboard space. A combi also does not require cold water tanks in the loft space. These are removed as part of the boiler upgrade process.

years of experience
Boilers in airing cupboards with vertical flues
Boilers can also be installed in airing cupboards. Doing so can free up space in kitchens or can be an ideal solution if the existing unit is in a living room as a BBU. Airing cupboard installations can mean that we have to install a vertical flue and a new gas supply, but with our operatives having years of experience, it’s something we can take care of without issue.
When carrying out a boiler upgrade, there are multiple rules and regulations that we have to consider. These include ensuring that the system is Part L compliant, meaning that thermostatic radiator valves are installed on all radiators except one (which is the bypass). We also need to ensure that the first metre of pipework from the hot water cylinder (if applicable) is insulated and that appropriate controls are fitted. All of these options will be discussed during the initial survey.
At Sunderland Heating Services, you can be sure that your new boiler will not only be perfect for your heating and hold water requirements, but it will also be fully compliant with current regulations and registered with both building control and the manufacturer to validate the warranty. We also install full heating systems as well, so if you require a quotation then please message us.

Different Types of Boilers
Three main types of domestic gas boilers are installed in properties in the UK. All have pros and cons.
Combi Boilers
A combi boiler is a unit that heats hot water and central heating. It is not necessary to have a hot water cylinder or cold water storage tanks in your loft. A combi boiler is a perfect option for a flat or a smaller house with one bathroom and can heat an unlimited supply of water.
Pros
- No tanks required saving space
- Unlimited hot water
- Can be installed in an airing cupboard or loft (subject to regulations)
- No need to heat stored water, so you only pay for what you use.
Cons
- No backup source of hot water should the boiler break down
- Only suitable for smaller properties as the hot water draw-off is less than other system types
- 22mm Gas supply required, which can mean requiring a new gas carcass
Heat only boiler
A traditional type of heating system, which can either be gravity or pumped. Cold water tanks are required in the loft space, along with a hot water cylinder in the airing cupboard. This type of boiler can be either wall mounted or a Back Boiler Unit. A good solution for a house with a bathroom and ensuite
Pros
- Stored hot water as a backup via immersion if the boiler breaks down
- Capable of heating a hot water cylinder to allow enough hot water for both a bathroom and ensuite
- Normally cheaper to install
Cons
- Tanks are required in the loft and a cylinder in the airing cupboard
- Restricted to where it can be installed
- It can be prone to air locks depending on how the existing central heating system has been installed.
System Boiler
A system boiler is similar to a heat only, but the pump is internal, along with an expansion vessel. A system boiler creates a sealed heating system, meaning there is no need for a feed and expansion tank in the loft. System boilers are usually found in larger properties, and can be used in combination with unvented cylinders.
Pros
- Stored hot water as a backup via immersion if the boiler breaks down
- Capable of heating a hot water cylinder to allow enough hot water for both a bathroom and ensuite
- Ideal for larger properties
- No need for an f&e tank to be installed in the loft space
- More flexibility as to where it can be installed
Cons
- More expensive than a heat-only boiler
Servicing & Breakdown
Servicing
The operatives of Sunderland Heating Services carry out approximately 2,000 boiler services annually and are highly skilled in ensuring your boiler is kept functioning as intended. Regular servicing is strongly advised. It ensures that your boiler and central heating system are thoroughly inspected and can potentially prevent any breakdowns from occurring by finding any potential issues quickly.
A boiler service allows us the opportunity to ensure there are no apparent leaks or faults; we will also check the boiler is performing as necessary using our specialist gas analysers. Upon completion, we will issue a gas certificate, so you have peace of mind that your boiler is functioning safely and correctly.
Breakdown
Boiler and central heating breakdowns always seem to occur at the worst possible time. If you have found yourself in this situation, then please do contact us. We are very experienced in breakdowns, and in many instances, we can have you back up and running in no time.
We pride ourselves on honesty and will never upsell unnecessary goods or services, so you can rest assured that we will pinpoint the issue with your faulty boiler or heating system and take care of it promptly.

Other Central Heating Services
New Radiators | Towel Rails
If your radiators do not feel like they are heating the room sufficiently, they could be undersized; we can carry out heat loss calculations to assess whether an upgrade is necessary. Other reasons for replacement could be corrosion or if you want to upgrade them to some designer | focal radiator or even a bathroom towel rail. Whatever the reason is, please get in touch, and we will be happy to help.
Central Heating Upgrades
If you have an extension or a loft conversion carried out and need an additional radiator added to your heating circuit, then we can help. Adding additional radiators can involve taking up carpets and floor boards, but with our vast experience, we know how to access those buried heating pipes with minimal disturbance. Along with installing additional radiators, we can also upgrade heating pipework. If some of your pipework is undersized or blocked, we can cut it out and replace it, leaving you with a fully functioning heating system.
With our operatives’ vast experience, you can rest assured that your heating requirements will be taken care of swiftly.
TRV Installations
Thermostatic Radiator Valves (TRVs) are a requirement of Part L of the building regulations. Every radiator is required to have them installed, apart from the hallway one, which is classed as a bypass radiator and is located nearest to the room thermostat.
Having TRVs installed is a fantastic way to improve the efficiency of your heating circuit. They work as individual thermostats, and once the room is up to the desired temperature, the valve will shut off, meaning you are no longer unnecessarily heating that specific room.
With energy prices as they are, now is the time to take action and ensure your heating is as efficient as possible. If your radiators do not have TRVs installed, call us today to arrange an appointment, and we’ll take care of them.
Power Flushing
Over time central heating systems can become sludged up, and if left untreated, this can lead to blockages and corrosion issues. We offer a service of power flushing your heating circuit. Having a power flush carried out is a way of deep cleaning the internals of your central heating pipework and radiators. We use a machine that acts like a pressure washer and runs a cleaner through the system. Once completed, we then dose the system with an inhibitor and refill it, ensuring there are no airlocks.
After a power flush, it is advisable to install a Magnaclean. This large magnet catches metallic debris and prevents it from entering the boiler, thus potentially preventing a blocked heat exchanger and further expenses.
Gas pipework upgrades
Whether you require a new gas cooker installed and need a new gas supply or your existing carcass is leaking, then we can help. We can also upgrade your gas pipework if your new boiler requires a larger supply. No matter the issue, we can help. Don’t hesitate to contact us to discuss how we can help.
